Plumbing by Custom Built's team replaces shut-off valves across Ingham County long before they become the reason a small leak turns into a flooded room. Shut-off valves are the unsung infrastructure of your plumbing system. Every fixture has one. Your main water supply has one. When something leaks or fails, a functioning shut-off valve is what keeps a manageable repair from turning into a flooded room.
The problem is that valves in older homes are often gate valves or older ball valves that have not been operated in years. Gate valves corrode from the inside and may appear to close while still passing water. Ball valves that have seized open can strip when you try to force them. Valves that drip or weep at the packing need to be replaced before they fail completely.
The best time to find out your shut-off valves do not work is not when there is water spraying from a broken pipe.

Valves We Replace
Main Shut-Off Valve
The valve where the supply line enters the home. If this does not close, nothing downstream can be worked on safely.
Fixture Shut-Off Valves (Angle Stops)
The valves under sinks, behind toilets, and behind appliances. These are replaced when they drip, will not close fully, or are the old compression style that has become unreliable.
Washing Machine Supply Valves
Lever valves that have not been operated in years often seize. Replacement with quality ball valves provides reliable shut-off.
Water Heater Shut-Offs
Isolation valves above the water heater that allow the tank to be serviced without shutting off water to the whole house.
Whole-House Valve Audit
For homeowners who want to know the condition of every shut-off in the home before an emergency forces the question.
When the Valve Isn't the Only Problem
A shut-off valve replacement fixes the valve. Sometimes that's the whole job, sometimes the valve failing is a symptom of something bigger going on at the fixture it feeds. A kitchen sink or disposal with its own separate connection issues is a Kitchen Plumbing job, and an outdoor spigot that's already cracked or leaking through the wall needs an Outdoor Faucet Replacement, not just a new valve behind it.
Our Shut-Off Valve Replacement Process
Replacing a shut-off valve requires shutting off water at the next upstream valve, which is why a functioning main shut-off is the foundation everything else depends on. We identify the shut-off sequence, isolate the section being worked on, drain the line, and replace the valve with a quality ball valve that will operate reliably for decades.
We test the new valve by cycling it through open and closed positions and confirming there are no drips at the packing or the connections before restoring water to the system.

Shut-Off Valve Replacement Cost in Okemos, MI
Individual fixture valve replacement is a quick job in most cases. Main shut-off valve replacement depends on how the valve is installed and whether the supply line configuration requires any additional work. We give you a clear price before any work begins. Call (517) 742-2848 to describe what you are dealing with and we will walk you through what is involved.
Why Choose Plumbing by Custom Built
We replace gate valves with ball valves as our standard because gate valves are not reliable over the long term in residential applications. We also check the function of adjacent shut-offs when we are working in an area, so you are not surprised by a second failed valve when something else needs to be repaired down the line.

FAQs
My shut-off valve under the sink is dripping. Do I need to replace it?
Yes. A valve that is weeping at the packing or the body is failing. It may hold for a while longer, but it will not hold indefinitely, and it will be most likely to fail completely when there is water pressure on it during normal use.
What is the difference between a gate valve and a ball valve?
A gate valve uses a threaded gate that rises and falls to open and close the line. Over time, the gate corrodes and the valve either stops closing fully or the stem breaks when forced. A ball valve uses a quarter-turn ball mechanism that is significantly more reliable and is the current standard for residential plumbing.
How do I know if my main shut-off valve is working in Okemos?
Turn it slowly. A functioning ball valve should close with a quarter turn and stop water flow completely. A gate valve should close after several full turns. If the valve is stiff, does not stop water flow when closed, or drips at the stem, it needs to be replaced.
Can you replace a shut-off valve without shutting off water to the whole house?
Sometimes. For fixture shut-off valves, we can often isolate the section without shutting off the main. For main shut-off replacement, we typically need to work with the municipal curb stop, which requires coordination. We handle that process and let you know what to expect.
Should I replace all my shut-off valves at once, or just the ones that are failing?
Just the ones that are failing is usually the right call, replacing a valve that's working fine isn't necessary. The exception is if we're already working in an area for one repair, since accessing a second valve nearby often costs far less at the same time than it would as a separate visit later.
